We're delighted to report that building warrants have now been received for the development in Kilcreggan. We can now push on with construction works and hope to have the first house of this phase completed by end of March 2015. To give an idea of the Kilcreggan site, the houses and the wonderful views from the site, we have included some photo's below of the same house type we're completing on a neighbouring plot. Again happy to report we carried out an inspection with building control of the project at Knightscliffe Avenue and now await the completion certificate. We have included some photo's of the completed house below and will prepare a more detailed project sheet in due course. Please click on the images to open/ close.

The project for the large modern extension in Kelvindale has just received planning permission. We have a contractor preparing a budget cost prior to building warrant submission before Xmas.

The large flat refurbishment in Dowanhill has now received building warrant with works on site continuing at speed. No expense has been spared on the internal finishes in order to compliment the existing period features.

As mentioned above, we are currently updating the project information on our website, adding several projects we have completed in the last 2 years. This may take a month or so between visiting sites for photographs etc so we will add some snippets of project info/ images within the news section in the meantime.

We're on the move!! We have begun our move from Bath Street in the city centre to the West End of Glasgow. New details are 116 Shakespeare Street, G20 8LF, tel 0141 946 6068.

Project news this month....

The project at 17 Knightsliffe Avenue in Glasgow for a 3 bedroom detached house has just been completed and await final inspection with building control. Client very happy - photo's to follow shortly.

The development down at Kilcreggan is continuing to move along albeit very slowly. We are currently in the final stages of working through the building control queries and expect the building warrant within the next few weeks. We have begun some groudworks by lowering the ground level of the top site by 1m.

The project for a new stables bock behind Hardgate has just received planning approval and we expect to begin working on the building warrant package over the next few weeks.

Another project we have in Hardgate is for two small porches either side of an existing bungalow - this is currently on site with the client carrying out part of the works himself..

The large flat refurbishment in Dowanhill has received listed building consent and works have now begun on site, stripping out. The building warrant application has been lodged and expect approval without much issue.

The planning application for a large modern extension in Kelvindale has been submitted. We expect a straightforward process due to us completing two previous similar modern extensions in the area. We have also begun works on the building warrant package.

Works have completed on a small project in Inverkip where we reconfigured the attic bedrooms and opened up the roof with large areas of Velux roof windows providing views to the river.

We are also currently working on flat layout options for a upper floor conversion in the Battlefield area of the city and expect a building warrant application with six weeks with site works beginning soon after.

April-14

The project at Ralston Road in Bearsden has just been completed and we await final inspection with building control. Photo's to follow shortly.

Our conversion and extension to the rear of the large townhouse in Hyndland has almost been completed with the large areas of glazing flooding the rear of the property with natural light. The client is "tickled pink" I believe... Again photo's of this project will follow shortly.

We have been commissioned to design and oversee works for a large restaurant on West Nile Street in the heart of Glasgow city centre. The restaurant will be over two floors with a smaller mezzanine section between for private dining which is all linked together by an vastly expensive feature staircase. We have carried out surveys of the existing property and are currently preparing existing drawings while looking at proposals.

We are also currently working through the building warrant package for our development down at Kilcreggan.

We have also been approached by a client who wants to convert the attic space above their top floor tenement flat and are discussing the legal standing with solicitors etc.

Jan-14

We are gearing up for a site start at Ralston Road with the contract being finalised and specification/ costs being agreed.

The conversion of the townhouse in Hyndland is still on site with works 60% complete. The roof is on the rear extension with zinc works on-going.

The single storey extension at Daleview Avenue is still on site but should be nearing completion within 2-3 weeks.

We have now received planning permission for the remaining houses at Kilcreggan and are now focusing on the building warrant package as well as attending meetings with the contractors and QS to value engineer the project.

The project for detached 3 bedroom dwelling in Knightswood has now started on site with site clearance commencing.

The project at Knightscliffe Avenue in knightswood has just received the building warrant and is due to begin site works.

Upon receiving the building warrant, the client for the single storey extension in Bishopton has informed us that he now wishes to oversee the construction works himself. We have therefore wished them all the best for the future and good luck with the project.

Upon studying the tender returns for the Ralston Road project the client has decided to wait until the beginning of the year so that the preferred contractor can complete works on existing commitments.

The clients at Daleview Avenue have decided to add the conversion of the attic into the current works.

As well as the launch of our new website our current projects list for July is as follows;

Project at Knightscliffe Avenue, Glasgow.

This project is for a detached 3 bedroom house in the Knightswood area of Glasgow. The project has received planning permission and is currently awaiting building warrant prior to a site start at the end of July.

Project at Ralston Road, Bearsden.

This project involves a considerable ground floor refurbishment of a large stone villa in the Bearsden area of Glasgow. The project remodels a large area to the rear of the house through the removal of existing coal cellars, pantry and storage areas, then the creation of a large open plan living area with kitchen, utility room, office and WC. The project has just received tender returns and is due to begin site works in August.

Project at Maxwell Road, Bishopton.

This project is for a modern single storey extension to the rear of a semi-detached house in Bishopton. The proposals create a large open plan living area with kitchen as well as the creation of downstairs WC and utility room within the existing house. This project has been submitted for planning approval and is expected to begin site works at the beginning of September.

Project at Fort Road, Kilcreggan.

This project is for a series of 4 bedroom detached dwellings on the north bank of the Clyde estuary at Kilcreggan. Each property has large areas of glazing facing the spectacular views of the river as well as private courtyard and integral large double garage. We have received planning permission for the first house and are currently preparing planning applications for the next two hoses in the series. Site works are expected to begin in August.

Project at Daleview Avenue, Glasgow.

As mentioned in our projects section, this project is for a modern single storey side and rear extension to a property in the Kelvindale area of Glasgow. As with most of our domestic extensions, the proposals create a large open plan living/ dining/ kitchen area to the rear of the property with large areas of glass connecting with the rear gardens. This project is on site and is nearing completion.
